According to retail fair，the first member shop of Boxmart in Shanghai Putuo was officially completed and delivered, which is the first Boxmart commercial building park constructed and delivered by CAINIAO WIN, and also the second large-scale digital intelligent cold chain centre built by CAINIAO WIN for Boxmart in Shanghai after Boxmart in Pudong.
Relying on CAINIAO WIN, a digital intelligent asset management system, Cainiao provides the project with comprehensive construction management services and park construction solutions. Relying on digital intelligent development and management tools, Cainiao coordinates the construction, supervision, design, QS and other related units to create a digital management system for the whole life cycle of the project, so as to realise the visibility of the whole process and the transparent and controllable cost.
With a total construction area of about 163,000 square metres, Shanghai Putuo Boxma Project mainly contains warehousing, cold storage, supporting office buildings, etc., and is committed to building the first digital agricultural products warehousing base and display base in China. Based on the project's high standard requirements for cold chain warehousing, the project team adopted three key cold chain technologies to ensure the "fresh" experience during the operation process.
In response to the problem of condensation in the outdoor air, the project team arranged sensors to automatically monitor the environmental parameters in the roof during the construction process, realised a ventilation and dehumidification system, promoted air circulation to prevent condensation, and improved the operation quality of the cold storage. At the same time, CFD technology is used to simulate the airflow distribution in the cold storage, and a new type of chiller frost control system is developed to achieve the purpose of fully automatic and precise frost control, reducing energy consumption and ice loss in the cold storage, and the process has reached the international advanced level.
For the cold storage heat preservation enclosure structure, the project team adopts a cold storage sealing performance test method, i.e., monitoring the cold storage before it is put into operation, so as to avoid the loss of cold volume and the impact of cold storage energy efficiency indexes, which is also a brand-new invention technology of the project. For the smoke exhaust system of the cold storage room above 0℃, the team innovated and developed a new type of cold-breaking smoke vent by adding the action device of the heat preservation door plate and linking the fire-fighting system, which effectively blocked the cold bridge and reduced the energy consumption of the cold storage.
According to retail fair, the project team innovated and improved the chiller defrost control system during construction, using the defrost identification classifier to analyse the chiller defrost situation in real time, and realised the accurate and full automation of the chiller defrost procedure; and developed a carbon-neutral intelligent management system, which makes use of AI algorithms to carry out big data analysis and diagnosis, and reflects the fault parts and analyses and diagnoses the causes of the problems in a timely manner.
According to retail fair, the Shanghai Putuo Boxmart project has been awarded the Shanghai Golden Steel Award, the Shanghai Putuo District Quality Structural Engineering, the Shanghai Engineering Construction Excellent QC Group Class II Achievements and other honours, and has become a digital agriculture centre integrating online sales, offline experience, logistics, and processing to optimize the digital life experience of Shanghai citizens.
